Today, Michael Anschel of @oabuilds joins Mike Knoche for a raucous discussion in the explanation of the Cost of Project Execution (C.O.P.E.) method for estimating.
We immediately drop into the issues surrounding single margin multipliers, a general misunderstanding of knowing profit from overhead and a general lack of trust that comes with not wanting to talk about project costs with clients. It’s an uncomfortable topic so, we avoid it.
We walk through a number of examples the make the C.O.P.E. method accessible to spec homes builder, custom home builders, remodelers, and sub trade contractors.
There are no markups using C.O.P.E.
But Mike, this flies in the face of anything I’ve ever known about estimating.

Before the podcast launch, I was cynical about the construction industry with a good dash of hope.
